A mortgage broker is a person or company who arranges your mortgage with a mortgage lender.

Brokers offer access to multiple lenders and at SEFS we offer mortgages for all major lenders and insurance from all major insurance providers.

We are regulated by the Central Bank of Ireland and our role is to work on your behalf to find the best mortgage to suit your needs.

If you go to one bank they will only offer you their rates and terms, if you go to a broker just like us, we can offer you the rates and terms for all lenders and providers we work with and can advise on which will best suit your needs.

Here at SEFS, we are a team of mortgage specialists who work in mortgages every day. If you feel overwhelmed and don’t know where to start then speak to one of our advisors.

We deal with hundreds of mortgages every year both for first-time purchasers and switchers. We work with all major banks and providers in Ireland.

Our role is to work with you to secure the best mortgage for your personal circumstances. In doing so, we will look to establish your requirements and needs and look to find the mortgage that best suits you.

Whether you are in research mode planning to make an application in the near future or are ready to progress to get Approval in Principle in place so that you can start house hunting we are here to help.

Our aim is to be your mortgage partner throughout the life of your mortgage, working with you to review your mortgage at regular intervals to ensure you do not pay more than you need to. We don’t just do mortgages, we offer a range of other services such as life cover and home insurance. Our Online Mortgage Application portal allows you to engage with us anytime, anywhere and your stage in the process is transparent 24/7 via your secure account on our platform!

The Central Bank rules indicates differently depending on whether you are first time and next time buyers.  The amount you can borrow will be based on your income, your house price, and what you can afford.  First Time Buyers are able to borrow a maximum of 90% of the value of the property (this percentage is known as the LTV, or Loan to Value of your home). So you will need a 10% deposit. Lenders will also need to make sure you can still live within your means. The amount you can borrow also depends on what you can comfortably afford to repay monthly.

Mortgage switching is moving your mortgage from one bank to another generally to save on interest.

Your mortgage repayment is made up of interest and capital and the lower you can keep your interest throughout the term of your mortgage the less interest you repay.

Interest adds no value to your mortgage and if you pay more than you should it is a needless cost to you.

By switching your mortgage and reducing your interest rate, you can reduce your monthly payments or your mortgage term.

This can result in savings of tens of thousands over the life of your mortgage.

We can help you find out if it is worth your while switching. You can do so through chatting with us or simply just checking our online mortgage portal system.

Legal fees (up to your own solicitor but 1% approx.) and a valuation fee (€150 approx.) Cashback up 5k paid by some lenders for switching.

It generally takes between 6-8 weeks and most of the work is done our side, and we will keep you posted on any updates throughout the process.

It simple! To start with, all we need is a few straightforward pieces of information that can be filled in on our mortgage system. This will help us gain a better understanding of your circumstances, from there we can provide you with all the options that we feel suits you best.

Once you progress to application we will need documents to verify your identity, income and bank statements. This will all be clearly set out to you on your account on our application platform and by your advisor. Our advisor will tell you that our online system allows you to complete a digital application form, verify your identity and upload documents to our account on our portal 24/7. We have a full messaging facility direct to your advisor and lots of helpful information for each stage of the process!

Our technology and advisors will streamline the mortgage documentation and application process for you.

We work with the majority of major Irish lenders. Haven, Permanent TSB, Finance Ireland, ICS and Spry Finance
